Should I focus on the mortgage rate or the monthly payment?
I review both. The rate affects borrowing cost, while the complete housing payment determines what you need to carry each month. I want you to compare principal and interest, estimated taxes and insurance, applicable mortgage insurance and association costs alongside cash to close and your remaining reserves.
How do I decide whether paying discount points makes sense?
I compare the upfront charge with the change in payment and how long you expect to keep the loan. Paying points can reduce the rate, but the reduction varies by lender, loan and market. I want the written options side by side before you choose.
What should I have ready before talking with Joe?
