A practical path to homeownership.

FHA home loans with Joseph “Joe” Pistone.

FHA financing can provide a low-down-payment path for qualifying homebuyers. Approval depends on income, credit, debts, available funds and an eligible property. FHA mortgage insurance and closing costs belong in the budget; a small down payment alone does not describe the full cost.

I help buyers in Florida, Georgia, Texas, Tennessee and South Carolina compare FHA with their other available choices and prepare for a meaningful mortgage review.

My advice: work backward from a payment you can live with.

I would begin with your payment comfort and the cash you want to keep after closing. Then I would review the financing choices that may fit your income, credit, timeline and property. An attractive headline should lead to a complete comparison.

Bring me your state, approximate purchase price and the main obstacle you are trying to solve. That might be cash to close, uncertainty about credit, changing employment or simply wanting to understand the process before making an offer.

What I want to compare with you.

  • The complete monthly payment: principal and interest, property taxes, homeowners insurance, applicable mortgage insurance and association dues.
  • Cash to close: down payment, closing charges, prepaid items and any verified assistance or permitted credits.
  • The property: intended occupancy, condition, appraisal and relevant program eligibility requirements.
  • The alternatives: FHA, conventional and other programs for which you may qualify, using the same price and timing assumptions.

FHA questions buyers ask me.

Is FHA only for first-time buyers?

No. FHA is not limited to people buying their first home. The borrower and property still need to meet the applicable requirements.

Will a credit score tell me whether I qualify?

A score is one part of the file. I need to review income, debts, documentation, available funds and the property. HUD program standards and the lender’s requirements must both be considered.

Does FHA have mortgage insurance?

Most FHA forward mortgages include an upfront premium and an annual premium collected in monthly installments. I would include the applicable costs when comparing your options.

Can assistance cover everything I need?

Do not assume that. Assistance can have separate income, purchase, repayment and lender-participation rules. I would verify the actual program and show how it changes your cash to close and long-term cost.

What should I prepare before applying?

Prepare the income and asset records requested for your situation, an overview of existing debts and your property goals. If you already have a contract, have it available. Use the secure lender system for sensitive documents.

Choose the state where you want to buy.

The program rules are only part of the decision. I also need the property location, insurance estimate, taxes, association dues and purchase timeline.

How to compare lenders and offers.

Ask lenders to evaluate the same property and borrower scenario, then compare their Loan Estimates: the complete payment, cash to close, origination charges, mortgage insurance or program fees, and any assumptions still unverified. Joseph Pistone, NMLS #2087918, at CrossCountry Mortgage can help explain those tradeoffs. Eligibility and terms require a complete review. Use the CFPB Loan Estimate guide to compare offers.
